Right to Rent
It is a legal requirement to thoroughly check a tenant’s right to rent a property in the UK. All prospective tenants over 18 years of age must be checked:
- Passport checks
- Valid visas
Clean and Check-in
- We at Synergy Estates London can organise professional cleaning for your property before the tenants move in. We can arrange a check in/out-service for an additional fee.
Legionnaires’ Disease
- A form of pneumonia that is caused by inhalation of droplets of water containing the Legionella bacteria. This can be found in air conditioning units. For a fee, we can carry out inspections and issue a report on the findings.
Smoke & Carbon Monoxide Alarms
- By law from 1 October 2015 landlords are required to ensure alarms are installed in their properties, The regulations stipulate that smoke alarms are to be installed on every level of the property and a carbon monoxide alarm in any room containing a solid fuel burning appliance. Prior to the commencement of each tenancy each and every smoke and carbon monoxide alarm is required to be checked. For a fee, we can carry out inspections and issue a report on the findings.
PAT & EICR
- The Portable Appliance Test (PAT) is the name of a process in the United Kingdom by which electrical appliances are routinely checked for safety. For a fee, we can carry out inspections and issue a report on the findings and any costs to repair.
Gas Safety Certificates
- GSCs must be renewed every 12 months by a registered engineer who will check the flue and appliance. Even if we don’t manage your rental portfolio, we can assist you with arranging these checks for a fee.
Licensing
- As a landlord with Synergy Estates London, we will keep you informed about all licensing requirements where you have rental properties and can also assist with your license application from start to finish for a fee.
Energy Performance Certificate
- An Energy Performance Certificate (EPC) provides potential buyers and tenants with an indication of the energy efficiency of a property. The certificate will contain information about the property’s typical energy costs and will recommend ways to reduce energy use to make the property more energy efficient. An EPC can be arranged by us for a fee.
Anti-Money Laundering
- The Money Laundering Regulations require estate agents to risk assess their business relationships and apply an appropriate level of investigation to ensure that they understand who their customer is, and why they are involved in the transaction
